Detroit Rising Development and Facilities Management Group are breathing life back into 3700 3rd Ave. in Midtown. The vacant building will become The Five and Dime, a food and beverage collective paired with 10 apartments. This $2 million project tackles a space that's been empty for 10 years.

The same developers who created Detroit Shipping Company plan a multi-tenant space. Food vendors will occupy the ground level. Ten single-unit apartments go upstairs.

Jonathan Hartzell, co-owner of Detroit Rising Development, described it as a platform for small startup vendors and a collective environment where businesses can work together and share resources, according to Bridge Detroit.

The partners want a 12-year tax exemption.

Restoration work covers plumbing, electrical, and HVAC systems. New windows and floors are part of the plan. Crews will tear down some sections first.

Food halls have taken off in Detroit. Detroit Shipping Company proved the concept works by bringing multiple vendors together under one roof.

The Five and Dime gives small businesses a chance to test ideas without spending as much money as a standalone restaurant requires.
